The University Dormitories of Urbino represent one of the masterpieces in the panorama of modern architecture of Team X generation, widely published and recognized worldwide. Designed by Giancarlo De Carlo, between 1962 and 1963 and then from 1973 to 1983, the complex consists of 5 buildings integrated with each other, perfectly integrated into the

landscape of the hills surrounding the historical city of Urbino (where De Carlo built few others masterpieces of his career and of the modern dialogue between architecture and heritage of the past).

De Carlo sees it as an organism in the form of the city, alternative to the existing city of which it adopts rhythms and paths. The extreme attention to details is associated to use of a limited number of materials (concrete, brick, linoleum, wood...), in many cases left exposed in perfect brutalism syntax. This is one of the best examples of Team X expressions by a pioneer in participatory architecture and a modernist who honoured the heritage of the past.

The complex is still talking of the evolution of Italian society: the university for everyone, the student riots and the community and assembly life. The social needs that generated the Dormitories are the contemporary weakness of this architecture. The structure expresses a number of critical issues related to the obsolescence of materials and technological solutions, which in some cases reduce the ability to use or to access, and, in others, lower the levels of acoustic, visual and thermal comforts, undermining the normal activities of the structures. These issues, therefore, impairing the proper functioning of the Dormitories, endanger the chances of the architecture to survive.

The Urbino Domitories are a perfect example how rapidly changing city is the stage for repeated collisions between social and economic desires and historically-valued ideologies. Changing social and economic demands lead here to instances when the value of preserving and re-using is not recognised.

The paper deals with these issues presenting the results of a two years research program with the Giancarlo De Carlo archives for guidelines of conservation and re-use policy, public education, and awareness programs.
