Use laser scanning to create accurate and precise 3D models for surveying, renovation and urban renewal

FROM REAL BUILT TO VIRTUAL DIGITAL TWIN

All professionals in the construction industry immediately benefit from the 3D laser scanning methodology:

● architects,

● engineers,

● construction supervisors,

● contractors.

In a Scan to BIM process, a laser scanner is used to acquire a 3D scan that is perfectly superimposable on the real building. The scan data is then

imported into a Building Information Modeling environment returning the digital twin of the building. In other words, an integrated BIM model.

The result of the Laser Scanner survey returns a cluster of millions of points in a 3-dimensional space.

The point cloud thus obtained can then be managed in the BIM modeling phase in order to produce a digital model of the existing one, which can also be evaluated in a virtual reality

environment.

multidisciplinary BIM models for linear and punctual works

One of the main parameters for defining the success or failure of a BIM process is the evaluation of geometrically complex and information-intensive models.

In the design of linear works or infrastructures, multidisciplinary BIM modeling allows first of all to define variables, thus planning the organization of information.

In the case of specific works such as vertically developed products, on the other hand, a concrete green economy action becomes possible by optimizing all the elements that make up the entire design process.

Finally, the quality of the project is also

determined by the degree of collaboration and coordination of the entire BIM model.

CONSTRUCTION 4.0

A coordinated BIM model, useful for the construction of the work in the digital transformation process of the

construction site

In the digitization of the building sector, BIM allows to plan, through simulations, the

reproduction of the construction process over time.

It is therefore possible to design variable site scenarios according to the needs, plan construction sequences, carry out assembly simulations and identify in advance any

interference between systems and processes.

Carry out a simulation of the construction site in order to study in advance the organization of the works, the work teams and the timing for supplies, solving conflicts and avoiding feasibility problems.

In order to identify interferences between systems and processes as well as supply conflicts in advance and to ensure greater security, BIM is used in a Building 4.0 project:

● work schedules, tasks and resources for project management;

● Gantt diagrams of works and supplies;

● punctual simulations of the entire construction and assembly process.

The verification of the Building Information Modeling based on the requirements of the Information Specifications and the main national and international standards is carried out through the comparison with the Public Administration (typically the Single Person in charge of the Procedure or R.U.P.) and the companies, so that the prescriptions are implemented verifying that the BIM model responds in a timely manner to the

● a staff training plan;

● a plan to acquire hardware and software tools;

● an organisational act "which explains the control and management process, data managers and conflict management";

● the Information Specifications (C.I.);

● the Shared Working Environment (CDE).

RULES AND DESIGN ELEMENTS

In order to best apply Building Information Modeling, optimize the workflow and ensure the correct management and exchange of

information, it is necessary to define common standards for the different work teams.

● Asset Information Model (AIM).

● Employer Information Requirements (EIR).

● BIM Execution Plans (BEP).

● Project Information Model (PIM).

FACILITY MANAGEMENT

For property management, the BIM process creates efficiency in maintenance and investment planning.

The Building Information Modeling design method at the service of Facility Management:

● building services: scheduled and predictive maintenance, energy audit;

● space services: what is contained in the

"box" such as workstations, instruments, furniture and any other useful

components;

● personal services: environmental hygiene services, security services, catering, etc.

The BIM method makes it possible to coordinate development strategies, economic and financial planning, management of real estate

instrumental to the company and the services underlying the business.

The information in the BIM model can be used for a management system for ordinary and

extraordinary maintenance and emergency management.

For this purpose you can proceed with the return of the existing one through a BIM model in which there are all the elements to be maintained and planned for the management of the entire work.

At the end of this process, there will be a

multidisciplinary model (Architecture, Structure, Installations) of the navigable and questionable state on which to base, manage and plan all the operations and maintenance of buildings during their operational life cycle.
